Remodel Request Applications - Instructions

Owners are responsible for planning and submitting Remodel Request Applications:

o This needs to be planned allowing plenty of time for gathering required information, allowing time for scheduling and reviews, allowing time for obtaining any additional required information, and allowing plenty of time for the final reviews and approval by your volunteer board.
o Our Lake Cliffe Condo Association Board Policies state the requests need to be submitted at least 14 days before the planned start date. Any issues with the application will require additional time and extend the required time beyond the 14 days.

Remodels must not begin before a Remodel Request Application is submitted, has been reviewed and receives final approval.

o This includes not paying for purchase orders for critical components until approved such as windows, flooring, washers or dryers.
o Any attempts at doing this are a violation of our Policies and governing documents and will be handled as a violation and penalties will be assessed.

From the Lake Cliffe Condo Association Board Policies document:

  3. Architectural Standards & Owner Remodeling or Major Repairs
Owners intending to remodel their unit (other than minor repairs or paint) must review and abide by this policy.
    A. Notification.
Owners must notify the Architectural Review Committee in advance of any proposed remodel or renovation to a unit. All plans for remodeling, major repair, or floor recovering must be submitted in writing to the Architectural Review Committee, not less than 14 days prior to the start of the intended work. An “Agreement for Remodeling or Major Repair Project” between Owner and Association form must be completed and is available on the website or from the Property Manager.

o Owners and Contractors must read and follow the rest of section 3 in the Lake Cliffe Condo Association Board Policies before planning and submitting your Remodel Request Application.
o Any flooring changes or updates made, including like-for-like flooring must have a Remodel Request Application. This includes replacing carpet with carpet.

From the Lake Cliffe Condo Association Declaration document:

Owners and contractors are required to read and follow the Lake Cliffe Condo Association Declaration document article so you know what you must do when doing a remodel:
ARTICLE 8 - MODIFICATIONS TO UNITS

The following flooring and windows specifications, and specific window types are also required and stated in the above documentation:

  1. Flooring specifications:
     a. These must meet the Noise Control in the above Policies document.
     b. The flooring and noise test specifications are required for all non-carpet flooring types used in the remodel and are required before approval can even be considered.
Noise test specifications are required to closely match Lake Cliffe subfloor and ceiling configuration, i.e. not a suspended ceiling nor noise isolated ceiling nor insulated ceiling. Flooring and noise test specifications must be for both the flooring and underlayments being installed. The most closely matching noise test configurations are those only with a 6 to 8 inch concrete slab with no ceiling.
     c. All carpeting is required to have padding layer under the carpeting with sound dampening/soundproofing stated in the padding specification.

  2. Window and door specifications:
     a. These are required for all sizes used in the remodel and are required before any approval will be given.
     b. Window Types: There are only four types of windows allowed in section 4 Windows of the Lake Cliffe Policies, and any other types submitted will not be approved and will cause delays until that is corrected in the application.
        1) Vertically oriented windows in dining rooms and master bedroom: Only
single-hung or double-hung are allowed here in the Windows Policy.
        2) Vertically oriented windows only for existing windows in end unit living rooms: Only
single-hung, double-hung or fixed windows with the appropriate break height are allowed here as specified in the Windows Policy.
        3) Horizontally oriented windows: in the extra bedrooms: There is only one type of window allowed in each extra bedroom and that is a specifically sized slider window. Some of these bedrooms have sliding doors that were originally installed instead, but see the referenced document for options in that scenario.

  3. For more details on any of the above, reference the documents above.

Layout changes, wall changes, plumbing and electrical wiring changes or additions must be specified.

  1. Any changes to the layout or any removal of walls or movement of walls must be specified.

  2. Any changes requiring new plumbing or electrical wiring or movement of plumbing or electrical wiring must be specified.

Building Permits are also required for most remodels and it should be assumed your remodel will need one.

  1. Building Permits from the Town of Dillon are requested after you have an Lake Cliffe HOA approved Remodel Request Application.
  2. After receipt of the Town of Dillon Building Permit, the necessary Summit County Building and/or Technical Permits can be requested.
